First Phase of Landsec’s £1.4bn Mayfield Development: The Republic Building Awarded to Bowmer & Birkland
The first phase of Mayfield Park regeneration scheme in Manchester comprises two commercial buildings as well as nearly 900 homes alongside shops, restaurants, cafés, a health and wellbeing club and community spaces. Bowmer & Kirkland have successfully been awarded the contract to deliver the first office building, more widely known as the ‘Republic’.
The Republic received updated planning consent in April, following refinements to plans that led to a greener and cleaner building. It will accommodate around 2,000 people upon completion in 2028.
Mynott Bowers were commissioned to produce the Bills of Quantities for the Republic building, designed by Morris+Company.
Project Scope
The Cat A office building once complete will stand 12-storeys high. Comprising of approximately 230,000ft2 office floor space (NIA) within a 325,000ft2 building (GIA).
The building frame is reinforced concrete columns and structural cores, with post-tensioned concrete upper floors. Structural steelwork is introduced at mezzanine level and also the PV deck at roof level.

The building façade composition is a unitised aluminium with 60% solid to 40% glazed. Glazed elements are capless and frameless curtain walling. The first floor “Datum” beam is constructed from pre-cast concrete to tie in with the other buildings being constructed as part of this phase.
The building HVAC system is to be 4-Pipe Fan Coil in combination (with Air Source Heat Pumps and energy efficient enhancements to lighting and fabric).
Associated external works (including below ground “infrastructure”) and landscaping also form part of the scope.
‘Most Sustainable Office in Manchester’
The Republic has been designed to be one of the most sustainable offices in Manchester, targeting 600kg CO2 per m2 of embodied carbon, around 40% less than most existing offices, and a target of a 5-star rating under the NABERS system for environmental performance.

The Republic kickstarts the first phase of development at Mayfield, which also includes a transport hub that will become Manchester’s biggest cycle and EV charging hub, hundreds of new homes and a major 3.7-acre green extension to Mayfield Park. Work will commence on the Republic building this summer, which will unlock the delivery of a total 1,700 homes as part of a major residential led scheme on the park.
