Lets talk about the crisis of RAAC that’s affecting thousands of our UK buildings

What is RAAC?

RAAC, a lightweight precast concrete material, has been causing safety concerns in schools, with over 156 having to partially or completely shut down. The government is still investigating the use of RAAC, so therefore it is likely that the figure is set to rise on other buildings that are affected. RAAC was developed in Sweden in the late 1920s and commonly used in the UK public sector from the 1950s to the mid-1990s. RAAC has a lower structural loading capacity and is less durable than traditional concrete. It also has a lifespan of only 30 years and can be compromised by exposure to water, posing significant safety risks.


Where is RAAC typically found?

It is often found in public sectors like schools, colleges and it is mainly found in roofs, but occasionally can be found in floors and walls


What are some of the common risks associated with RAAC? 

One of the primary risks of RAAC is its high porosity, which makes it susceptible to moisture absorption. This can lead to issues such as mould growth, deterioration, and reduced insulation. Additionally, RAAC’s lightweight nature means that its structural integrity can be compromised by exposure to high temperatures, impact, and other factors. The material may also be prone to cracking and surface damage if not correctly installed. While RAAC is generally considered to be fire-resistant, it’s important to note that its fire-resistance properties can vary depending on factors such as material thickness and reinforcement.

What are your thoughts on the crisis?

In light of the RAAC crisis, the construction of schools and other buildings is paramount for Safety, durability, and sustainability, and are at the forefront of this and we know that this figure is set to increase with more buildings affected. 

Are you of the view that the main issue with RAAC is related to inadequate product maintenance upkeep rather than the product’s inherent flaws? An article recently published in Construction News has suggested that the substance’s durability is predominantly dependent on how it is reinforced instead of the product’s quality per se. Additionally, the British Association of Reinforcement has recently confirmed the importance of proper maintenance and how this could have affected the life span.
